Property market entering a new bullish cycle? The success story of Via Célere

The ESADE Alumni Finance Club talk will examine the Spanish property market today and its future outlook.

Spain’s property market has had a rocky last ten years but business and prospects in the office and residential sectors are looking up. But is the new bullish cycle apparently on the horizon based on solid, sustainable foundations unlike those of the previous period? What lies ahead?

The basic difference now is the presence of new actors who have interrupted and revolutionized existing management structures and models. New estate agents alongside the ones that have survived the crisis; international funds focussing on construction and property development, sometimes in conjunction with new estate agents; the creation and strong growth of SOCIMIs; the complete or partial sales of real estate companies or portfolios by banks to large funds; the repositioning of banks; the emergence of funds managing a large segment of real estate assets. Capital investment and more professionalism in this sector would be two of the traits shared by the actors involved in this market.

Joining us to share their views about the future of the industry and its key factors will be Vía Célere, one of Spain’s leading property developers and a success story in this industry, and IREA, one of the most acclaimed consultants in this sector. Juan Antonio Gómez-Pintado will analyse the case of Vía Célere: an example of the new management models shaping the new phase in the real-estate market.

Juan Antonio Gómez-Pintado

Juan Antonio has spent more than 30 years in residential property development, first in Agofer as its president and CEO and then, since 2007, as president of Vía Célere. In November 2014, he was named president of both ASPRIMA, Madrid’s association of property developers, and its foundation. Since 2015 he has combined these posts with the presidency of Spain’s association of developers and construction companies, APCE. Honorary professor at the Escuela Técnica Superior de Edificación, Universidad Politécnica de Madrid, and fellow member of RICS, the world’s most prestigious property recognition awarded for his contribution to the recovery of the prestige of the property market. Diploma in accounting, economics and business finance (EOI). Master's degree in construction and real estate (MDI). Expert in urban planning (Centro de Estudios Financieros, Madrid). Following the acquisition of Vía Célere and its subsidiaries by Promotora DosPuntos, he became the managing director and sole administrator of the new Vía Célere Desarrollos Inmobiliarios SA and its subsidiaries operating under the name of Vía Célere.

 

Joan García

Joan is a partner and founder of IREA. He has in-depth knowledge of residential property development and Spain’s property market. Expert in mortgage portfolio deals, bank debt restructuring, and mergers and buy-outs of real estate companies. He has acted as an advisor in many corporate transactions, the restructuring of more than €10,000 million of financial debt and many purchases of real estate debt portfolios and REOS for international funds and SAREB. Recently, he acted as an advisor for the sale of Via Célere to the Dutch fund Värde Partners.
He started his career at Arthur Andersen Barcelona. Joan holds a bachelor's degree in business and an MBA (ESADE). Company valuation MIRCS, collaborator in property and finance courses at ESADE, and regular speaker in property conferences and forums.
